🏡 Single-Family Homes: A Steady Course
Closed Sales: Up 0.9% — 10,245 homes sold vs. 10,152 in 2024.
Cash Sales: Increased 1.9%, signaling continued investor confidence.
Median Sales Price: Slightly lower, down 1.1% to $375,000 from $379,125.
Inventory: Down 7.5%, with a 3.7-month supply (down from 4.0 months).
Distressed Properties:
Foreclosures (REOs): Up 12.2%, median price $224,500.
Short Sales: Up 225%, though limited in volume (26 sales).
Despite a small dip in median price, the single-family market remains robust — lower inventory continues to support property values and limit downward pressure.

Condo and townhouse sales slowed, reflecting affordability challenges and shifting buyer priorities toward single-family homes or rental alternatives.
